RE Updates: Clear Cooperation

In the past, Canyonhaus has always prided itself on being able to bring you off-market ‘pocket’ listings and enticing coming soons lightyears ahead of the competition, helping our clients find their perfect home with a little bit of a head start. However, recent changes by the National Association of Realtors mandates that, starting May 1st, properties are no longer allowed to be marketed to the public prior to 24 hours of hitting the market. It’s a new rule called “Clear Cooperation” that the entire industry is adjusting to. Here’s the language directly from the horse’s mouth (in this case, The MLS):

Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.

So, what exactly does all this mean? It means we are going to have to be very resourceful to find you off market listings. We can’t post our listings on social media well in advance of them going on the market. We can't send you emails months ahead letting you know what's up next. We will have to beef up our marketing and bring our sellers top of the line assets to engage buyers in new and even more exciting ways.
